The story

Room to build your vision, with income already in place. This 1976 3 bed, 1.5 bath home sits on approximately 5.59 acres of C-2 General Commercial land along W. 1st Street in Cheney, and it is leased through February 2027 so it generates income while you plan. Imagine a contractor headquarters with a big shop for trucks, tools and materials, a garden center or landscape supply yard filled with seasonal color, or a mini-storage and RV storage facility serving Cheney's students and nearby neighborhoods. Two parcels and 3-phase power at the NW side make it practical to start small and grow in phases. Minutes to EWU and about 19 miles to downtown Spokane, with easy highway access. All uses subject to City of Cheney approval. Receivership sale, subject to court approval and sold as-is. Buyer to verify utilities, zoning and intended use through a pre-development meeting with the City of Cheney.
